Associate/Analyst, Acquisitions and Capital Markets

San Diego, CA

A private real estate investment and operating company focused on acquiring value-add and core plus assets in the Western United States is looking for a technical Associate/Analyst to grow their acquisitions and capital markets functions.

Responsibilites

  • Evaluate potential acquisition opportunities by assembling financial models, assist in the preparation of investment committee memos and conducting thorough market and property specific research

  • Conduct market research to forecast and analyze real estate trends in target metro markets

  • Log and update acquisition pipeline report

  • Assist with the due diligence process and coordinate with operations and leasing departments in the development of a financial plan

  • Prepare offering materials for financing and disposition projects – this includes Argus models, investment write ups, and various financial analyses

  • Prepare ad-hoc reports when needed

  • Proficiency in analyzing property operating statements, rent rolls, and borrower financial statements and in modeling complex financial scenarios

  • Interact with brokers and industry participants to finalize underwriting files

Requirements

  • 1-2+ years of commercial real estate experience

  • Bachelor’s Degree or equivalent in Real Estate or Finance with a GPA of 3.0 or higher

  • Argus AE and DCF experience preferred

  • Intermediate to Advanced experience with Microsoft Excel

  • Excellent written and verbal communications skills

  • Ability to work both independently and as part of a team and ability to shift priorities in a fluid environment.

  • Must be detail oriented and have strong organizational skills.

  • Strong interest in real estate investments with an understanding of real estate fundamentals. Critical and strategic thinking and an intuitive sense of dynamics and risks for each transaction.

  • Must possess business acumen and the ability to work successfully with a range of internal individuals, as well as with external individuals (property managers, partners, appraisers, consultants and other third parties)
