A reputable San Diego based general contractor that specializes in design-build is looking for an experienced Superintendent to manage and provide the best turnkey vision/solution for each project through respectful alliances between the office, the clients and the subcontractors. The Superintendent will implement the project, work with the subcontractors, and perform some of the project work. This person will ensure the timely completion of each project to the satisfaction of the client. They will work closely with the Project Manager and/or Superintendent to ensure coordinated job flow.
Manage project budget
Work with the Project Manager (PM) to determine the most cost effective method to deliver the project on time to the satisfaction of the clients based on current activities.
Study job specifications compared to client requests to determine appropriate construction methods to utilize
Implement timeline to endure timely completion
Write field Change Orders
Coordinate with PM on Change Orders, Staffing, Budget, Problem solving
Call for Inspections
Manage Inspectors on jobsite
Check subcontractors’ work against master contract. Manage any discrepancies
Select, contract and oversee staff and subcontractors on the Project
Determine labor requirements and ensure project is properly staffed
Inspect and review projects to monitor compliance with building and safety codes, and other regulations
Interpret and explain plans/contract terms to staff, subcontractors, and clients
Prepare and submit budget estimates and progress & cost tracking reports weekly
Understand and manage construction materials
Perform work timely, in accordance with contract
Manage client expectations
Safety Management coordination
Manage job delays in a timely and professional manner.
Communicate any delays, changes, issues on jobsite to PM and/or Super daily
Ensure clear communication with PM as to who owns financial responsibility in resolution with complaints and construction problems before implementation of solutions.
Get the Project done on time.
Manage Labor Schedules
Manage existing client relationships
Skilled laborer (carpentry, painting, electric etc)
Computer Skills desired: Word, Excel, MS Project
Organized and good follow through
Understanding of construction industry regulations
Understanding of construction trades and how they interface
Hands on knowledge/experience of construction projects
Project implementation experience
