Director of Acquisitions and Asset Management

San Diego or Los Angeles, CA

A life science real estate development company backed by institutional and global development experience combined with first-hand biotech knowledge is looking for an experienced real estate professional to join their West Coast team as Director of Acquisitions and Asset Management. The Director’s initial responsibilities will include managing the company’s active west coast development assets, and the sourcing, evaluation, and due diligence of new investment opportunities to expand their portfolio.

Responsibilites

  • Source, evaluate and diligence potential life science real estate acquisitions

  • Manage and review comprehensive underwriting process including models, market research, and general financial analyses and support for a variety of investment and operational decisions

  • Lead preparation of detailed investment presentations

  • Coordinate due-diligence process and interface with 3rd party vendors, brokers, and in-house departments

  • Develop strong relationships with broker network and market participants

  • Work closely with associate and analyst team members

  • Work collaboratively with Development team on design and entitlement efforts

  • Participate in asset strategy discussions to maximize returns and mitigate risk

  • Maintain detailed and dynamic financial model for the asset. Manage project development budget and maintain projections of capital needs

  • Act as the point of contact with equity partners and lenders, and interface with Debt Capital Markets group to negotiate the construction loan for the project

  • Present periodic updates on asset performance and valuation to Executive team

  • Coordinate and support the asset’s marketing and leasing efforts

Requirements

  • 7-10 years of relevant experience, MBA preferred

  • Development project experience is a plus

  • Strong understanding of property valuation techniques

  • Effective written and oral communication skills

  • Unwavering attention to detail

  • Ability to work effectively with both peers and senior management in a highly entrepreneurial, team-oriented environment

  • Advanced Excel underwriting skills and experience using ARGUS Enterprise

  • Experience in an analytically-based real estate investment / asset management role
