Director of Development

San Diego, CA

An experienced, private San Diego-based development company is looking for a Director of Development who will be responsible for the life cycle of the development process including coordination and leadership of site due diligence and the subsequent A&E process, through securing necessary construction permits and building the project. During construction, this individual works with the general contractor and other consultants. The candidate will have a demonstrated track record of building and overseeing large-scale developments and construction operations and will be able to take projects from initial concept through planning, obtaining entitlements, budgeting, design development, contracts, supervising and ultimately delivering quality projects to the market.

Responsibilites

  • Oversee and monitor the current land and building development at the properties owned by company’s affiliated entities, including permits and entitlements;

  • Manage the construction process with the general contractor, architect and engineers before and during each speculative or build to suit project, or renovation or redevelopment of any assets acquired;

  • Prepare and update project proformas and budgets;

  • Prepare RFPs for the consultants (architects, engineers, etc.) and help assemble and manage the A & E team;

  • Maintain civic and governmental relations; act as liaison with municipal representatives and agencies;

  • Coordinate all approvals post entitlements including grading, building and TI permits and all other city, state and federal approvals;

  • Supervise projects under construction to ensure adherence to development policies and procedures;

  • Analyze the construction draw process and the monthly project schedules to determine if projects are on schedule and within the approved budget;

  • Assist with the project positioning and branding including floor plans, specifications, and amenities;

  • Interface with the leasing brokers to establish and monitor marketing strategy and execute an effective lease-up strategy and assist with lease proposals and counter offers;

  • Interface with the CFO to update forecasts and project budgets; and,

  • Report to the Executive Vice President and President.

Requirements

  • 20+ years of progressive real estate development and project management experience;

  • Office, life science and industrial experience preferred;

  • Bachelor’s degree required;

  • Experience with ground-up development and managing multiple projects simultaneously;

  • Experience coordinating due diligence, entitlements, and project design;

  • Understand the politics of approvals and planning;

  • Financial acumen with the ability to analyze and assist in underwriting opportunities;

  • Negotiation and organizational skills; ability to prioritize multiple tasks;

  • Clear communication skills, both oral and written;

  • Problem solving skills;

  • Commitment to delivery of high-quality work product;

  • Proficient in Microsoft Office programs and construction tracking tools;

  • Analytical thinking and attention to detail; and,

  • Operates in a friendly manner to all with humility and integrity.
