EVP of Development

A privately owned, self-capitalized real estate development and investment firm with more than $2 billion of stabilized and development assets presents a unique opportunity to lead and execute the development strategy of its institutional-quality multifamily apartment portfolio. The EVP will be responsible for three primary operating segments: (i) Acquisitions & Entitlement, (ii) Development and (iii) Construction.
The EVP will contribute to the company’s success by providing strategic planning, project management and financial oversight with respect to ground-up development projects while maintaining the highest standards of excellence in terms of asset quality. He or she will be responsible for the execution and results of the multifamily development program – from site identification through acquisition and due diligence to construction to the ultimate transition to the asset management unit upon completion. The EVP must possess strong leadership and problem-solving capabilities in order to improve and expedite the development process while maintaining budgets, schedules and quality expectations. The ideal candidate will be extremely organized, an excellent communicator and will function well in a fast-paced, dynamic environment. This position will be based in the company’s main office in Carlsbad, California with frequent site visits (primarily California and Nevada) and will manage a team of approximately ten professionals.
Lead the site identification and due diligence process in order to ensure that all development risks are identified, quantified and presented to senior leadership in a timely and consistent manner.
Assist with developing and managing budgets for new and existing development projects.
Manage the entitlement phase of the development process and ensure approvals are consistent with company requirements; maintain positive relationships with jurisdictions and planning commissions to ensure same.
Manage the design development phase of the projects, ensuring strict adherence to corporate specifications and attention to product efficacy and cost management.
Manage the bidding, negotiation and construction contract process.
Oversee scheduling of work consistent with company goals and objectives; ensure that projected costs are under consistent review and any anticipated deviations are highlighted, addressed and communicated to the proper parties internally.
Communicate and manage all issues and risks affecting the projects.
Communicate project status to project participants and stakeholders accurately and timely.
Develop and implement solutions to correct adverse deviations from business plan.
Lead and manage a team of internal professionals and external consultants to ensure effective project delivery.
Monitor general contractor and internal construction team performance during construction.
Ensure that construction projects are compliant with current code as well as health and safety laws and internal requirements.
Ensure smooth transition from construction completion to the marketing and leasing stage of projects.
10+ years of experience in acquisitions, entitlement, development, project management and/or construction.
Excellent communication and collaboration skills, particularly with senior leadership.
Excellent Microsoft Office skills, particularly Excel; strong understanding of accounting, project cost systems, scheduling systems and share-file systems (e.g., Procore).
Skillful and experienced in strategic planning, resource allocation and project management.
Analytical skills with the ability to foresee issues, develop constructive solutions and provide decisive recommendations.
Ability to work independently and react quickly in a demanding, fast-paced environment; manage multiple projects at one time, balance priorities and deadlines; motivate and direct people effectively through positive, impactful leadership.
