Manager, Property Operations

Manager, Property Operations

San Diego, CA

A San Diego-based real estate investment and operating company specializing in acquisitions and asset management of value-add, core plus, and redevelopment of office properties in the Southwest US is looking for a Manager on their Asset Management and Property Operations team. This person will support the oversight of the company’s portfolio as well as interface with equity partners and serve as the lead with third party property managers.


Reporting & Capital:

  • Prepare monthly and quarterly reports to provide to management and investors

  • Prepare Asset Management Reports and review with VP of Property Operations for distribution

  • Work with the VP of Construction, Loan Administrator, VP of Leasing and property managers to help coordinate upcoming cash needs, available loan funds, and cash sources

  • Work with equity partners and the Loan Administrator to facilitate capital calls and manage other funding needs

  • Review, oversee, and facilitate preparation of budgets, business plans, and CAM reconciliations; work with VP of Property Operations to finalize

Review monthly property financials

  • Check AR and work with managers to clear delinquencies

  • Review Budget Comparison monthly for all properties

  • Maximize operating efficiencies, identify material variances from the budget and consult to the VP of Property Operations, spot problem items and meaningful/significant trends; identify accounting errors and work with Property Management and Property Accounting to resolve

  • Review each property’s books in detail quarterly

  • Review and approve executive summaries prepared by property managers

Property Management & Construction:

  • Conduct periodic property inspections with management team

  • Work closely with property managers, construction manager, leasing agents, accountants, and management team to ensure efficient and safe operation of portfolio properties

  • Oversee light TIs and small site construction projects

  • Review scopes of work and bids for vendor selection

  • Work directly with legal to protect portfolio, reduce risk, and draft proper notifications.

  • Analyze and implement sustainability initiatives


  • Candidate must have a minimum of four years of experience in the commercial real estate industry

  • Experience in property management/leasing/development/acquisitions desirable

  • Analytically minded

  • Communication and leadership skills

  • Ability to work both independently and as a part of a team

  • Proficient in Microsoft Office (Excel, Word, Outlook, Power Point)

  • Bachelor’s degree required

  • Travel required
