A well-established family office and commercial real estate owner and operator is looking for a prudent Portfolio Manager, responsible for the direct management oversight of assigned commercial properties with a minimum of 5 years of senior commercial portfolio management experience. The goal is to maximize asset value, tenant satisfaction and revenue. The ideal applicant will be a reliable customer service specialist, with prior experience who can help us thrive! Responsibilites

Responsible for the overall operational management of office, retail, and industrial portfolio. Provide hands-on oversight, providing regular site management, communication, problem resolution, and emergency response. Deliver timely and effective service and accessibility while complying with federal, state, and local regulations.


Portfolio Management

  • Oversee and manage approximately 1,000,000 sq  ft of mixed-use commercial property in San Diego County, Las Vegas & Phoenix.

  • Leading and managing a team.

Tenants

  • Resolve tenant questions and concerns to satisfaction and in accordance with our high quality of portfolio standards, in a calm and professional manner.

  • Maintain a positive, productive relationship with tenants.

  • Track and maintain lease agreements and contracts; all the while enforcing leases.

  • Assist with leasing efforts; tours, working with brokers, reviewing marketing materials ensuring vacancies are presentable.

Vendors

  • Solicit bids, arranging contracts and forge relationships with a variety of service providers, including landscaping, plumbers, electricians, security and more. Excellent customer service skills are a must.

Maintenance

  • Tending to and ensuring the buildings and grounds of the portfolio are maintained and well-kept.

  • Contracting and supervising repairs & maintenance work, managing capital projects and assisting with tenant buildouts.

  • Maintains building systems by contracting for maintenance and service agreements.

Financials and Budgets

  • Assistance with analyzing leases, development projects and acquisitions & dispositions.

  • Report on financial performance monthly, controlling portfolio income and expenses and analyzing variances.

  • Prepare and manage annual budgets with Asset Manager & Controller, schedule expenses, initiate corrective measures, and prepare reports by collecting, analyzing, and summarizing data.

  • Knowledgeable in CAM expenses and will work closely with Controller calculating tenant’s annual CAM Reconciliations.

Risk Management

  • Insurance compliance with tenants, vendors and property coverage.

  • Secures portfolio by contracting with security patrol service, installing and maintaining security devices, establishing and enforcing precautionary policies and procedures, and responding to emergencies.

After Hours

  • The goal is always to foresee any issues and prevent them in advance, Portfolio Manager will respond to unplanned situations and emergencies, requiring quick thinking, resourcefulness, and the ability to solve any problem.

  • Available to receive calls after business hours if a portfolio and/or a tenant experiences a serious problem.

Development

  • General with projects, i.e., coordination, strategy, financial analysis, design, etc.

Requirements

  • 5+ years of senior commercial portfolio management experience

  • Proficient in Yardi (preferred), MRI or AppFolio, or other proprietary property management software

  • Proficiency of office software such as Microsoft Outlook, Excel, and Word

  • Experience analyzing budgetary data

  • Education: Bachelor’s Degree preferred

  • Strong organizational, analytical and time management skills, with an attention to detail

  • Advanced quantitative skills with an ability to solve problems involving several options in situations

  • Excellent written and oral communication skills

  • Ability to provide efficient, timely, reliable and courteous customer service

  • High level of integrity and outstanding work ethic with an understanding of procedures, company policies, and business practices

  • Energetic, enthusiastic and a team player attitude
