Property Accountant

A privately held commercial real estate owner and operator is looking for a Property Accountant with a minimum of 2-3 years with Shopping Centers specifically focusing on Common Area Maintenance (CAM) charges including dispute resolution and reconciliation. The company has a long tenure of success and continues to grow. The company owns and operates retail real estate in the Western United States in partnerships with institutional investors.

Responsibilites

  • Prepare CAM reconciliations and Percentage Rent Calculations for all properties, ensuring timeliness, completeness and accuracy

  • Manage the action list of disputed CAM charges with major tenants

  • Record property tax expense and prepared property tax schedule plus insurance expense and prepared insurance schedule

  • If applicable record depreciation & amortization expense and prepare schedule

  • Review expenses and prepare monthly accrual for liabilities

  • Prepare bank reconciliation for each individual cash account.

  • Calculate and record management fee for the month

  • Record interest expense for the month

  • Review aged receivables and record bad debt expense for the month

  • Review redevelopment activity and record any re‐classes if applicable; Update schedule with the current month’s activity

  • Prepared schedules for all balance sheet accounts with a balance for the month

  • Accrued NNN recoveries for tenants that paid on actuals

  • Prepared monthly and quarterly variance analysis with variance explanations

  • Run the following reports for each property: Check Register, Receivable Summary, Rents Received in Advance, Rent Roll with Rent Relief, Security Deposits, Charge register, Monthly Variance Analysis, Quarterly Variance Analysis, Trial Balance, General ledger, Balance Sheet and Income Statement

  • Once month end is completed and reports have been reviewed and approved, upload balance sheet, rent roll and income statements

  • In addition to the month end responsibilities listed above accountants are responsible to post monthly re‐occurring charges to tenant’s ledger, create and review new lease, update information on renewal leases to ensure that tenants are charged correctly

  • Other responsibilities include; review and approval of payables by end of each Thursday, post NSF for the month and generate lender reports when applicable

Requirements

  • 2-3 years' experience in property accounting of shopping centers required

  • Bachelor's degree (Business, Finance, or Accounting) required

  • Experience with a mainstream property accounting system such as MRI or Yardi is a plus

  • Highly adaptive to changing environments

  • High energy level with a positive, upbeat attitude and has a sense of humor

  • Equal comfort in leading a team and being a part of a team

  • Comfort in leading team members across all functions despite reporting lines

  • Comfortable making timely decisions in a logical manner

  • High level of integrity
