Senior Asset Management Analyst
San Diego, CA
A private real estate investment and operating company focused on acquiring value-add and core plus assets in the Western United States is looking for a technical Senior Analyst, Asset Management to join their team and manage the portfolio from a technical perspective, along with reporting and business plan creation. This role will have a direct line of communication with the CEO and work closely with acquisitions and capital markets.
Responsibilites
Evaluate potential acquisition opportunities by assembling financial models, assist in the preparation of investment committee memos and conducting thorough market and property specific research
Conduct market research to forecast and analyze real estate trends in target metro
Maintain portfolio Argus models with leasing updates, expense and capital budgets, and reimbursement changes
Provide support to leasing teams by conducting sensitivity analyses and comparing against original acquisition underwriting
Manage the Annual Budgeting Process by coordinating with Property Management, Property Accounting, Asset Management Department
Set and create Budget Process schedule and deadlines for all departments involved
Receive the budget expenses for each property in the portfolio and critically examine them for correctness, accuracy and completeness.
Maintain the revenue section by updating the tenant records as leases and renewals are signed throughout the year
Provide Property Management budgeting guidelines for Corporate and Accounting Expenses
Provide variance analyses for budgeted expenses against prior year historical expenses
Prepare the final budget package for submittal to JV Partners and Lenders
Track and report on the performance of the asset, against both budget and various business plan milestones
Maintain quarterly cash flow forecasts for each property
Perform financial statement and operating statement analysis including the review, update, and analysis of cash management, and property valuations and the preparation of associated reports
Monitor loans for covenant compliance
Highly developed analytical skills including the ability to create complex spreadsheets and financial analyses
Proficiency in analyzing property operating statements, rent rolls, and borrower financial statements and in modeling complex financial scenarios
Prepare monthly, quarterly, and ad-hoc reports on the portfolio including preparation of written approval memos for review by senior management. (Strong writing skills a must)
Manage and maintain Property Management and Accounting Master Forms
Requirements
5 years of commercial real estate analysis and or/lease experience
Bachelor's degree required
Experience with Yardi software
Familiarity with abstracting leases
Argus experience would be a plus
