Senior Director, Development
San Diego, CA
A leading, international life science owner, investor, and developer is looking for an experienced Senior Director, Development to lead, manage and support development and construction initiatives throughout the San Diego market. The Senior Director will be responsible for the oversight of planning, design, coordination & communication and project completion. They will ensure all development project goals are met while working with both internal and external parties. Projects will include ground-up construction, repositioning projects and renovations, and tenant improvements.
Responsibilites
Build and foster a collaborative and supportive project environment, with both internal and external stakeholders, in order to efficiently achieve project goals on a cost effective, best value, high quality basis
Provide overall planning and execution for development and construction projects; new ground-up construction, asset repositioning, core shell renovations, and interior tenant improvements.
Identify, assemble, negotiate, and contract with an effective team of service providers
Prepare and manage business plans, project summaries, budgets, schedules, drawings and financial analysis, for review and approval by management
Manage the overall project vision and design process
Lead design meetings with the architect, engineer, construction manager, tenant representatives, and property and facility managers
Ensure the project schedule is maintained during the design phase and through construction
Manage the cost estimating process with the project team to ensure the design remains within the established budget, and work with the project team to identify and resolve design and construction issues effectively
Oversee 3rd party project managers responsible for the project construction process
Lead weekly on-site project meetings with the construction manager, architect, engineer, tenant representatives, and company property and facility managers
Review the work in place to confirm that it conforms to the design; evaluate and negotiate construction and design change orders to ensure the project remains within the established budget and work with the project team to identify and resolve construction issues in an efficient and timely manner
Work closely with the Development Contracts group throughout the project lifecycle to manage all project contractual and financial obligations, including design and construction contracts, construction manager payment requisitions, consultant invoices and contract change orders, job cost reports, and monthly and quarterly accruals and certifications
Collaborate with the leasing team to ensure that all aspects of the project, including budget, schedule, and design conform to lease commitments
Oversee the 3rd party project managers responsible for the project close-out documentation process to ensure a smooth transition to the company operations and asset management teams
Coordinate cost accounting, pay applications, status reports, and financial modeling for development activities
Perform related duties as assigned by supervisor
Requirements
12+ years of relevant experience as a project lead responsible for commercial real estate development projects
Life science development experience is a plus
Bachelor’s Degree in engineering, construction management, real estate or related field preferred
Organized, task-oriented, and an extremely effective communicator
Able to work in a fast-paced, team-oriented environment with multiple deadlines
Proven experience applying expertise and providing leadership to solve problems
