Senior Project Manager
San Diego, CA
A national commercial real estate platform focused on acquisitions, development, and management of cutting-edge life science real estate for leading universities, institutions, and companies is looking to hire an experienced and highly talented owner’s Senior Project Manager for ground-up development projects, redevelopment of existing buildings, and tenant improvement projects. The Senior Project Manager will report directly to the Associate Director of Design and Construction and will have a working relationship with the local General Manager, the local Asset Manager, Investment Manager, Property Manager, Marketing Manager, the Managing Director and Executive Sponsor of the Region. The ideal candidate will have established a career in project management with the requisite skills to oversee the complexities of life science real estate while maintaining the highest level of integrity.
The Senior Project Manager will work closely with the firm’s internal and external teams including architects, engineers, contractors, specialty consultants, brokers and tenant representatives. The position provides exposure to a full range of duties within a fast-growing real estate development and management firm. The position demands a dedicated individual with excellent attention to detail, leadership skills, facility with numbers and software applications, good people skills and the ability to establish priorities, multi-task, work independently and solve problems.
Responsibilites
A/E Design Team Management
Collaborate with Longfellow teammates in selection of architects and engineers
Manage design team RFP process and contracting with design firms
Manage development of Owner’s program and basis of design
Conduct regular pre-construction team meetings
Monitor progress of design documents and review periodically
Coordinate and expedite on-time performance of design team
Coordinate Owner’s executive approval at each phase of design
Engage services of owner consultants – e.g., commissioning agent, peer review architect
Marketing/Leasing Collaboration
Assist the Owner’s marketing staff in developing marketing materials
Manage A&E team efforts related to tenant standards and leasing
Public Approvals and Utilities
Assist in monitoring and expediting public approvals and permitting
Negotiate and document services agreements with public utilities
Administration and Finance
Prepare and update project budget breakdown and cash flow projections
Review and approve invoices from design team and other consultants
Contractor/CM Pre-construction Services Management
Collaborate with Longfellow teammates in selection of contractors
Manage contractor RFP process and negotiation of construction contract
Expedite cost estimating, logistics planning and project schedule preparation
Coordinate value engineering studies between design team and contractor/CM
Manage authorizations of early procurement
Quality Assurance
Engage services of Owner’s testing lab and monitor reports
Monitor architect/engineer field reports and expedite resolution of discrepancies
Monitor and control communication between architect and contractor i.e. RFI’s, RAR‘s bulletins, etc.
Construction Contract Administration
Conduct regular construction progress meetings
Manage monthly payment application process
Expedite A/E review and approval of contractor payment applications
Review and approve contractor requests for Change Order
Expedite A/E review and approval of contractor requests for Change Order
Resolve contractor claims
Review contractor logs of cost events, pending change orders, submittal status, etc.
Maintain Owner logs of projected costs and resolve with contractor weekly
Review and approve contractor recommendation for award of subcontracts
Review status of the project schedule regularly and hold contractor accountable
Expedite contractor reports and schedule updates
Monitor status of contractor contingency
Integrate tenant improvement design and construction
Owner’s Separate Contractors
Prepare RFP’s and obtain proposals for separate contracts – e.g. security system, signage, etc.
Document contracts for same
Administration and Finance
Update Owner cost reports monthly
Update cash flow projections monthly
Prepare regular status reports for Owner executives
Monitor and expedite insurance program reporting
Monitor and expedite building department inspections for C of O
Monitor and expedite punch list process
Receive and assemble approved operating manuals, as-built documents, warranties, and waivers
Resolve pending claims and disputes
Expedite commissioning process
Engage independent audit of project costs if necessary
Requirements
10 – 15 years of experience successfully managing design and construction projects
Life science or technology industry experience is a plus
BS or advanced degree in Engineering, Architecture, or Construction Management
Individual should possess excellent oral and written communication skills
Day-to-day working proficiency with software applications – Excel, Word, MS-Project
Ability to handle multiple tasks with strong organizational skills
Detail oriented with independent work ethic
