VP Real Estate Development/Acquisitions - Life Sciences

The Vice President Real Estate Development/Acquisitions – Life Sciences is a highly visible and important position within the company’s growing portfolio of healthcare associated platforms as the company seeks to grow its existing footprint and deploy capital. This leader will have a wide range of responsibilities in the development of life sciences projects throughout the country.
The company is a national leader in healthcare real estate, with a 15 year track record of successful development & acquisitions. The company’s growth has been driven by expansions into adjacent products such as micro-hospitals, senior living communities, and health and wellness amongst other products. The company is once again seeking to expand its products and capabilities.
Primary responsibilities of the VP, Real Estate Development & Acquisitions – Life Sciences will include – leading the process of identifying, assessing, and pursuing Life Science-based development and acquisition opportunities which may include ground-up and acquisitions that align with the strategic vision of the company’s Life Sciences platform. The Vice-President will develop investment theses for opportunities, including conducting research and analysis to vet and validate ideas and opportunities. This key individual is responsible for sourcing and actively managing potential transactions - leading the review, negotiation, structuring and closing of deals as well as reviewing financial models.
The successful candidate is a highly effective and seasoned Life Sciences real estate development and acquisitions professional. This person is a self-starter who is innovative, with excellent analytical skills, has no problem rolling up their sleeves, and who is comfortable working in a high-paced environment. He/she must have strong hands-on experience with business tools, financial modeling and analytics, and executive level presentations. They must be able to quickly build rapport and effective relationships guided by the company’s Core Values of Intensity, Innovation, Improvement, Integrity, Investment, and Inclusivity. This position will work in a highly collaborative cross-functional atmosphere and will also entail constant and consistent communication with the company’s Executive team.
The role is ideally based in Denver, CO and reports to the Managing Partner.

Responsibilites

  • Identify development and acquisitions opportunities

  • Assist in investigating and evaluating feasibility of potential projects including market, site feasibility, entitlements, and project economics

  • Participate and lead the generation of proposals, presentations, and interviews to secure new development opportunities

  • Develop, negotiate, and manage development project deal points throughout the project cycle, from pre-award through delivery

  • Serve as the client liaison and relationship manager

  • Attend and actively participate in client and team meetings; maintain positive and productive relationships, and effectively communicate with all project stakeholders to mitigate risk and maximize profitability

  • Negotiate with clients, brokers, community leaders, and other stakeholders to create the best product for the market while providing financial solutions that generate successful results and maximize profitability

  • Oversee all aspects of development transactions, including leasing

  • In conjunction with Design & Construction discipline and managing partner, select and form the project management team

  • Supervise, plan, organize, direct and coordinate multidisciplinary teams; engage Company professionals to work collaboratively to deliver projects including schedule, budget, and ensuring projects are delivered to required specifications

  • Manage the tasks of various parties involved in the purchase or lease of property

  • Build and maintain key relationships; keep informed of market conditions and understand legislation that could affect the healthcare and life sciences real estate industry

  • Provide strategic recommendations in this sector to further the mission of the company

Requirements

  • 5-10+ years working as a developer in life sciences preferred

  • Undergraduate degree in business, real estate finance, development, or related area of study required; graduate degree in business, real estate, finance, or law preferred

  • Strong Life Sciences industry knowledge, including regulations and trends, and significant contacts and relationships that can be leveraged immediately

  • Excellent negotiation skills

  • Proven project management expertise

  • Proficient financial analytical skills necessary to understand development financials and deal structures, including development pro forma, ownership structures, lease rates, cap rates, and construction budgets

  • Excellent verbal and written communication skills and the ability to communicate effectively across disciplines

  • Ability to understand complex legal documents (letters of intent, development agreements, ground and space leases, purchase and sale documents, etc.) and articulate risks

  • Demonstrated leadership and management skills
