VP of Construction

VP of Construction

A leading real estate development company focused on development, acquisition, and management of healthcare real estate, senior living communities, and life science assets is seeking a VP of Construction. The VP is responsible for the successful planning, execution, monitoring, control, and close-out of each ground-up construction project with the expressed goal of delivering a particular project on time, on budget, and to company standards. Through contacts with users, architects, engineers, and code officials, this person will be involved with all phases of entitlements, design, and day-to-day construction management including pre-development, site due diligence, user group programming, design, construction, close-out/evaluation, and budget/schedule reporting.

Responsibilites

  • Participate in and drive key aspects of Feasibility for projects

  • Produce project master schedule, adjust as required and ensure  alignment with financial projections and with Capital expectations

  • Understand entitlement requirements, partner with the development  team, and work with local officials to achieve desired outcome to develop  a community

  • Create initial project budget

  • Participate in and drive key aspects of project design

  • Provide design feedback through drawings phases

  • Incorporate market and product appropriate design ideas pulling  precedent, design specs, other projects, and innovative thinking around  resident rooms, site plan, amenities, common area activation, aesthetics,  user experience etc.

  • Solicit feedback from operations and external parties to ensure  an operational sound community, given site and product parameters

  • Participate in and drive key aspects of Pre-construction for projects

  • Lead evaluation of architect and general contractor RFPs and bid  matrix to analyze proposals

  • Finalize GMP and project construction budget

  • Review contract documents, plans, specifications, bids, and scope  of work to ensure coordination and consistent understanding of job

  • Partner with Legal to negotiate and prepare 3rd party agreements  (e.g., General Contractor, Architect, engineer, due diligence)

  • Obtain project related permits and licenses

  • Lead internal design review at all progress sets and ensure  lessons learned are applied

  • Manage risk and deliver target economics across projects under construction

  • Manage 3rd party partners (e.g., Architect, GC, engineer, etc.)  to ensure proper coordination and communication amongst parties

  • Manage financial aspects of projects in conjunction with  Development Accounting (e.g., fee payment, construction draws, change  orders, lien releases, etc.) and articulate risks/opportunities via  monthly forecasts

  • As required, visit job site to verify progress

  • Provide regular construction updates to transaction managers, operations,  head of design and construction, and others regarding schedule, quality,  and relationships with 3rd parties

  • Review and respond to all construction related documentation

  • Ensure proper closeout of projects

  • Ensure a complete project punch-list that is coordinated  appropriately with the Architect and General contractor

  • Review/ approval final Close-out Documentation provided by  General Contractor with architect

  • Coordinate with Development Accounting to ensure all final pay  apps, lien waivers, and warranties are received

  • Ensure proper transition to operations and management team by scheduling transition meetings ahead of substantial completion and following, and enhancing, company’s hand-off/transition checklists

  • Exceptional stakeholder management and communication

  • Collaborate effectively with the broader development team (e.g., transaction managers, legal, finance, leasing, and senior leaders) to ensure consistent, productive communication with critical clients, contractors, architects, etc.

  • Identify risks and pull in additional resources for problem solving as required

  • Coordinate/collaborate within the design and construction team to identify opportunities for process improvement and gather resources appropriately to explore and document new approaches, ideas, use of tools

Requirements

  • 5+ years of healthcare construction and development experience 

  • Bachelor’s degree in construction, real estate, or similar field

  • Technically strong, capable of managing large-scale projects

  • Experience managing projects, creating budgets, working with GCs, Architects, Engineers, visiting construction sites

  • Financially savvy, developer mentality

  • Brings entrepreneurial, value creation-oriented mindset to projects

  • Understands construction financing and accounting

  • Exceptional internal/external communicator; Sophisticated and artful in interpersonal interactions/negotiations

  • Detail oriented, self-motivated, and ability to manage multiple priorities
